The site sits within walking distance of cultural and civic destinations such as the county convention center, the local art museum and the performing arts center, as well as parks and trails that thread through downtown.
The Nora District is shaping up as a mixed-use neighborhood running along North Railroad Avenue and built through both adaptive reuse of warehouse buildings and new construction. Partners have assembled parcels adjacent to the site and plan a build-out totaling roughly two million square feet at a cost above $1 billion. The district will include retail, restaurants, residential, office, hospitality and wellness uses and is intended to be pedestrian-friendly with cobbled streets and short blocks of one- and two-story retail.
A boutique operator from outside Florida will lead the design, development and operations of a signature hotel in the district. That hotel will be the operator’s first new-build outside its home market. The property is budgeted at just under $200 million, will total about 150,000 square feet, and will include 201 rooms. The design language blends Mediterranean Palm Beach–style references with local historic ideas; a New York-based interior studio and an engineering and architecture firm are listed as design partners. Food-and-beverage programming will include a well-known restaurant concept on the ground floor and a rooftop venue with garden dining, bars, a pool and private cabanas. The hotel is intended to be a neighborhood anchor and community gathering spot, with surrounding plans that include rental buildings, condominium towers and four blocks of retail nearby.
The Belgrove Resort & Spa has opened as a new, full-service resort about a short drive from Palm Beach and the regional airport. The property has 150 rooms and suites, a range of dining outlets, a full-service spa with private suites and a separate spa pool, a 1,000-square-foot fitness center with classes, and courts for tennis, pickleball and padel. Rates vary widely by season and room type.
Meetings and events are supported by over 21,000 square feet of indoor and outdoor space, including ballrooms and lawns. The resort also includes a private, members-only 7,300-yard championship golf course designed by a high-profile course designer; golf for guests carries additional fees and a mandatory caddie charge. The resort plans to add 22 luxury villas by the end of the year, which may be included in a managed rental program.
Together, these projects reflect both investor confidence and market change in South Florida. Large construction and permanent loans have been placed in the region recently for mixed-use and residential projects, and operators are positioning new hotels to capture demand from residents, visitors and relocating firms. The combination of cultural assets, new office product and growing residential inventory is drawing developers to downtown West Palm Beach and surrounding corridors.
