The Oddie District in Sparks is set to transform as construction begins on a massive retail redevelopment project to convert a vacant Lowe’s Home Improvement center into a 110,000 square-foot shopping and community hub. With completion expected by the end of 2025, this project aims to revitalize the Oddie Boulevard corridor, attracting a variety of tenants and fostering economic growth. Notably, approximately 70% of the retail space is already pre-leased, highlighting strong interest and momentum for the redevelopment.
The Oddie District in Sparks is undergoing a significant transformation as the largest retail redevelopment project in the region is set to begin. Construction work commenced on June 10, 2025, with plans to convert a vacant Lowe’s Home Improvement center into a bustling retail space covering 110,000 square feet. The project is anticipated to be completed by the end of 2025, allowing tenants to move in as early as 2026.
The redevelopment, overseen by Foothill Partners from Eldorado Hills, California, aims to breathe new life into the area. Having previously developed the Reno Public Market, Foothill Partners is familiar with creating dynamic spaces that attract various businesses. The construction includes essential tasks such as installing new underground utilities and building 30-foot wide corridors that will allow the division of the space into individual rental units.
One important feature of the redevelopment is the retention of the existing loading dock, which will facilitate goods deliveries for future tenants. Notably, approximately 70% of the retail space is already preleased, easing financial pressures on the developers.
Before this current phase, Phase I of the project was successfully completed in 2022. This initial phase involved leasing 35,000 square feet to The Generator, a creative workspace located in a former lumber yard area. This successful leasing set the stage for further development and engagement in the district.
A significant challenge for the ongoing Phase II was securing construction financing amid rising inflation. Many lenders offered limited options, but Foothill Partners eventually partnered with Heritage Bank of Nevada. After discussions with multiple lenders did not yield results, this collaboration proved vital for the project’s future.
The tenants slated to join The Oddie District include Cartwheel Robotics, Mythic Gymnastics, CoffeeBar, FiftyFifty Brewing, and EmployNV. Additionally, a former garden center area will be transformed into an open-air display featuring art pieces from Burning Man, enhancing the cultural aspect of the development.
Truckee Meadows Construction is the general contractor for this major undertaking, and they are joined by several specialized contractors, including Leonard Electrical Industries, NDI Heating, Plumbing and Cooling, Frame Architecture, Nadel Architects, and L.A. Studio Nevada.
The project is not just about retail; it’s also intended to create a vibrant hub for office, light industrial spaces, and diverse food and beverage options. Plans are even being discussed for a 240-unit studio apartment project or quick-service restaurant pads on a three-acre land parcel, offering further opportunities for development.
An emphasis on light industrial and collaborative workspaces is expected to stimulate local tech and artisan communities. The development aims to be pivotal in revitalizing the Oddie Blvd. corridor while fostering community engagement and driving economic growth in the area.
