Construction Topped Off for Mixed-Use Development 57 Main

News Summary

Procopio Companies has completed the structural framework for 57 Main in Marlborough, a six-story mixed-use development featuring 99 residential units and retail space. Scheduled to open in April 2026, 57 Main aims to meet the growing housing demand in the area while promoting community engagement through its landscaped courtyard adjacent to Union Park. The project reflects Marlborough’s revitalization efforts and includes various apartment types alongside significant financial backing for its construction.

Construction Topped Off for 99-Unit Mixed-Use Development “57 Main” in Marlborough

The Procopio Companies has recently marked an important milestone by completing the structural framework for 57 Main, a six-story mixed-use development located in downtown Marlborough. The project will introduce a total of 99 residential units to the area, addressing a growing demand for modern housing options beyond Greater Boston.

Situated at 57 Main Street, this new development will feature a unique combination of residential and commercial spaces. The building design includes a two-story steel and concrete parking structure, with four additional floors dedicated to wood-framed residential units. Residents can look forward to various living arrangements, including studio, one-bedroom (72 units), and two-bedroom (27 units) apartments.

Retail Space and Community Amenities

On the ground floor, 3,220 square feet of retail space will cater to both residents and visitors, enhancing the vibrancy of the neighborhood. Furthermore, a landscaped courtyard facing Union Park is set to become a vital component for community engagement, designed specifically for street-level interaction and amenities.

Strategic Location and Economic Development

Marlborough is currently experiencing a significant revitalization, partly due to its advantageous proximity to I-495 and a robust concentration of over 20 million square feet of office, lab, and industrial space. This area has emerged as one of Massachusetts’ largest employment corridors outside of Boston, making it an appealing location for new developments.

The 57 Main project, also known as Clio, has been shaped to blend the conveniences of an urban lifestyle with the tranquility of suburban living. This approach aims to attract a diverse range of residents and professionals seeking balance in their daily lives.

Project Background and Financing

The construction of 57 Main will continue for several months, with leasing expected to commence ahead of the project’s anticipated completion in spring 2026. This development comes on the heels of a previous proposal approved in 2019, which unfortunately fell through due to the pandemic’s impact. The new plan involves collaboration with JW Capital Partners and is being built on the site of the defunct Rowe Funeral Home.

In terms of financial backing, Procopio Companies secured $41.4 million in financing to support the project. This funding was arranged through Colliers International, with joint venture equity from TwinFocus Real Estate Partners, as well as a construction loan from both HarborOne Bank and Westfield Bank.

Future Approval and Next Steps

As part of the development process, the Site Plan Review Committee will assess the project and provide recommendations to the City Council for potential approval. The last approved project for this site, known as Tavern on the Green, covered 87,000 square feet and offered 55 apartments. In contrast, the new 57 Main proposal encompasses approximately 110,000 square feet, signaling a significant investment in community housing and infrastructure.

The continued development of 57 Main reflects an ongoing commitment to enhancing the Marlborough area’s residential options and supporting its growing population. As the project progresses, the impact of this new mixed-use facility is set to be felt by residents, businesses, and visitors alike.
